Liana if you find a better souce let me know as I am soon moving to La. and may need some over there to get started as well. Not familiar with there records and some county and states does not keep very good records, I have learned. Some record items by the day it happened and some by companies names , this can get confusing.

Liana I have bought leads here in N.C. but have to say they were not good leads I could have done as well on the phone myself. Just plain court house leads I have learned are some of the best if you have time to go there or they may have this info on disk now I am buying some from some of the counties here in this area now. The tax records I learn are the best, gives you a lot of info on the customer as well. If you find a better source and they are qualified leads let me know.

Contact NAMB for a contact for your state mortgage broker association. At least in MO, we have Processing 101 and Origination 101 schools periodically for those that have only been in the business for less than a year. Hopefully your state does the same. By the way, if the file is properly originated (all are complete and signed: 1003, GFE, TIL, Sign. Auth., Mtg. Loan Orig. Agreement, Broker Disclosure, Servicing Transfer, Equal Credit, Errors & Ommissions, Financial Privacy, & Copy of Appraisal...Accompanied with paystubs, w-2's and/or Tax Returns(2 yrs), Proof of Reserves, i.e. bank satatements or 401(k) statement, etc.), then the file should only take 2 weeks to process and close. If not, it hasn't been properly originated or the processor is beeing inefficient in their process.
